Booking & Payment

A non-refundable deposit is required to confirm any reservation.
Once the deposit is paid, it is non-refundable under any circumstances, including schedule changes, illness, travel disruptions, or personal situations.
The remaining balance (if any) must be settled before check-in as instructed.
Prices may vary based on season and availability.
No date changes are permitted after booking, you are bound to pay the fully agreed booking.
Please ensure your travel dates are final before reserving.

Cancellation & Changes

Guests may cancel their reservation at any time; however, the deposit will not be refunded.
Date changes are subject to availability and a rebooking fee. A change is not guaranteed.
If the guest fails to arrive (“no show”), the deposit is forfeited and the stay is cancelled.

Check-In / Check-Out

Check-in: from 15:00.
Check-out: by 11:00.
Early check-in or late check-out are subject to availability, we do not charge.

House Rules

The Gym and Jacuzzi are strictly for registered guests only.
No visitors, no outside guests, and no sharing access.
No parties, events, or loud gatherings. Quiet hours by Greek law 15:00-17:30 & 23:00–07:30.
Only registered guests may use the property and rooms.
Smoking is allowed only in designated outdoor areas.
Please respect the property, neighbors, and local environment.

Damages & Responsibility

Guests are responsible for any damage, missing items, or extra cleaning required.
Lost room keys/access cards may incur a replacement fee.

We fully understand that unexpected events can occur. However, deposits are non-refundable and travel dates cannot be changed for any reason, including illness, flight booking issues, or personal circumstances. By booking with us, guests confirm acceptance of these terms.

Group Bookings, Weddings & Events

A maximum of 3 rooms may be booked by the same group.
We do not rent the entire property to one group.

We do not accept wedding parties, bachelor/bachelorette groups, or event-related group bookings.

No external guests are permitted on the property at any time — including for wedding preparations, getting dressed, makeup/hair, photography sessions, or “just to visit.”

These rules exist because past full-group and event-related bookings resulted in:

Noise disturbances.

Damage and misuse of rooms.

Increased wear on facilities.

Stress and disruption to residents living in the building.

Serving drinks or hosting any organized gathering requires commercial permits we do not hold, and therefore cannot be allowed.

Facilities – Gym Use (Legal Notice)

The gym at Rafalias Mansion is a private fitness facility for the exclusive use of registered guests.

According to Π.Δ. 219/2006 (Articles 1–2), a gym requires an operating license only when it is open to the public.

Since access here is strictly limited to residents, the gym is classified as “ιδιωτική εγκατάσταση άθλησης αποκλειστικής χρήσης” and does not require a public gym license.

For this reason, no external visitors, friends, or non-staying guests may enter or use the gym under any circumstances.
